House Leveling in Houston

All foundations will settle into the soil to some extent regardless of the age of the home in the Houston area. Even new construction homes will have some level of settlement. This is perfectly normal, and as long as the settlement is uniform across all areas of the home, there is nothing to worry about. The problem arises when the house begins to settle at different levels in different areas of the home. This type of settlement is called differential settling and can put stress on the foundation of the home. The results of differential settling are uneven floors, cracks in the walls, floors and ceilings, and windows and doors that are hard to open and shut.

House leveling is a type of foundation repair that lifts and relevles a section of your home that has sunk into the ground. House leveling is accomplished on slab homes by underpinning the foundation with concrete push piers placed strategically to ensure a uniform repair. The number one reason a home might need to be leveled is due to soil that is not strong enough to sustain the weight of the home over time. These types of soil are often referred to an expansive soils, such as clay. These types of soil are responsible for millions of dollars in damages in the Houston area alone each year.

The best thing you can do to avoid the need for house leveling is to ensure that you have a proper drainage setup. First, ensure that your home is properly graded and slopes down and away from your home about one inch for every 4ft – 6ft. If you have spots around your home where water tends to pool, place a 12-16″ wide, 24″ deep deepwell in those areas. Ensure that you have a gutter system in place around your home to channel water to specific locations around the home. Lastly, place a French drain in your yard to remove any excess or slow draining water away from the home.
